These people are crooked and trying to cheat you out of money. We were charged $300 to clean a house that wasn't even cleaned when we moved in. Then charged $750 to patch a 3 inch by 3 inch spot on the carpet. They are definitely a part of the slumlords of Hays. In fact I'm sure they own the title
If I could give APM negative stars, I would. When we moved into our basement apartment, the previous tenants had not cleaned, nothing had been repaired, etc. There was a huge hole in our ceiling, our shower was obliterated, there were bugs coming in through a broken window being held together by duct tape, and the worst part is we were not made aware of these issues when we visited. Everything was covered up. These people are slumlords and they will use you and use you and use you. When you sign a contract with them you are literally signing over your soul. We won't be getting our deposits back because they are 3 months behind on utilities, and all the utility money is being taken out of our security deposit. They need to be shut down. Please for the love of God do NOT go anywhere near their properties.
I would NOT and do NOT recommend this renting company at all, for your own best interest, stay away. I rented from them for almost two months. Our house was filthy disgusting when we moved in and we spent over 4 hours cleaning the place to make it free of dog hair, scum and dirt. In the short amount of time we lived there, we experienced mold in our bathroom in which nothing was done by the landlord, I got rid of it myself with google. Next, we found cock roaches. Many of our outlets/light switches were messed up and not working. We asked for these to be fixed and only one was. Now for the biggest problem, the tenants below us smoked marijuana day in and day out. Our landlord was contacted about this issue more than once and yet nothing was done. I finally reached my limit and called the cops myself because for one, it is unsafe for our health, for two, I work in a hospital and lastly, I am on the university's dance team. I could NOT tolerate that. Anyways, the cops did find tons of marijuana and drug parrot fa nalia after searching for hours. The tenants were arrested but released from jail that night. I contacted the landlord and told him of the news and he couldn't reassure me that they would be kicked out even though the regulations in his contract state he should do otherwise. We were very scared and felt unsafe for what could happen, being young 19 year olds, pretty defenseless girls. Regardless, two short days later we were completely moved out. Once again, I would NOT recommend renting from Advanced Property Management.
The manager of apm is a horrible man, n uses his contracts wit the actual owners to his full advantage. Hes a blistering idiot that cnt b trustd, he violates every state n federal law regardless to wat legal paperwrk u have. Hes a horrible man, n his Secretary is mean n rude. I highly suggest if u want to rent from sumbody u dnt go here. U will regret it!!!
If you love taking a long, hard rod up the b-hole this is the rental company for you! The most ghostly slum lords when you need anything and the most attentive slum lords when they want to screw you for more money! They charged us for a thousand dollars on top of swallowing our deposit. Claiming " floor repairs (on floors that were absolutely trashed when we moved in that were "supposed" to be replaced within the first month of us living there that never got done.), a mountain of cleaning bills for a spotless house, "haul off junk" fees for stuff a previous tenant had left, and "pet cleaning fees" even though we had no pets. There's a special place in hell for people like this. Save yourself the trouble and buy a cardboard box to live in. It will be way nicer than their rentals and you won't have to deal with any of their bull.
